The insulation package costs $1,250-$1,650, and nothing else changes
This design has an uninsulated twin, and comparing them is the most useful thing this page can do. The 8x12 walk-in shed coop is the same building. Same 58 sq ft coop, same 128 sq ft run, same 14-18 hens, same 76” studs, same 90” clear span, same 110-15/16” rafters.
Everything that separates the two is the envelope.

So the cold-climate envelope is $1,250-$1,650, 14 extra material line items, 6 extra build steps and roughly two extra days. If you are choosing between these two, that line is your whole decision.
What those 14 extra line items actually are
Batts are only two of them. The rest is the structure that makes a batt work.
Wall sheathing is the surprise. Every other coop in this line hangs lap siding straight on the studs, which is fine over an empty stud bay. Fill that bay with fiberglass and the back of the siding becomes the outside face of the batt, and lap siding leaks air by design. Wind blows through the fiberglass and the number on the bag is not in your wall. So this design gets 11 sheets of 7/16” OSB over the studs.
That sheathing then costs you an exemption. With OSB on, the siding is no longer attached directly to studs, so a water-resistive barrier applies and house wrap becomes mandatory rather than optional.
The rest of the package is R-13 kraft-faced batts — 260 sq ft for the walls, 105 sq ft for the roof. Then 12 sheets of 1/2” interior liner plywood. Then 1/4” plywood vent baffles, drip-cap flashing over the two vent slots, closed-cell weatherstrip and two door sweeps. The vent area does not change, and that is the point
Both twins carry 5.1 square feet of vent. Identical. That is deliberate, and it is the part of this design most likely to be undone by a well-meaning owner in November.
Insulation and ventilation pull against each other, and only one of them is keeping your birds alive. University of Minnesota Extension is direct about it: frostbite is caused by high moisture with cold, not by cold alone. University of Kentucky puts insulation’s actual job plainly — it keeps interior surfaces above the dew point so they stop running with condensation. Neither of them removes a drop of water from the air.
Eighteen hens put roughly a gallon of water a day into this building through breath and droppings. The vent is the only thing that takes it out. Ammonia starts damaging respiratory tissue at 5 ppm, which is below the level a human nose detects. By the time you can smell it, it has already started.
This coop therefore has two separate air paths and they must never be added together. The birds’ vent slots at the top of the front and back walls are permanently open. Above them, a 2-inch channel over the roof insulation runs in at the low eave and out at the high eave. That channel serves the roof plywood, not the flock, and its area is not bird ventilation. Who should not build this one
Anyone who does not get a real sustained freeze. This is the most expensive design on the site, and in a warm climate the money buys you the wrong thing.
South of a hard winter the problem is heat, not cold. Above about 95°F ambient a hen’s convective heat loss stops entirely. Her surface temperature is already 95-100°F, so panting becomes the only mechanism she has left. That is from the University of Kentucky poultry manual. A tighter envelope is the opposite of what that bird needs.
Heat also kills faster than most owners expect. Kang and colleagues published a controlled study in Frontiers in Veterinary Science in 2020. A sharp one-hour spike was far more lethal than the same peak reached gradually over three hours. Design against the spike, not the peak.

Advanced is not a formality on this one
25 steps, 50 material line items, 78-98 hours. It is the longest build in the line and the 57-page book reflects that.
Size is part of it. Overall length is 336 inches — 28 feet of coop plus run, against a 90-inch clear floor span carried on 10 joists with no girder. Three windows, a 74-1/2-inch nest bank, a 34-inch-wide door, a 96-inch run.
Check your permit threshold before anything else. The IRC exempts one-story detached accessory structures up to 200 square feet. But roughly half of adopting jurisdictions tighten that to 100, 120 or 144 square feet. This coop’s own footprint sits close to the tightest of those, and the run adds more. Setbacks are zoning, not building code, and they are entirely local. The permit guide explains how the two rules interact. Fourteen is the number, eighteen is the ceiling
At 14 hens each bird gets 4.1 square feet of indoor floor. That is our design rule, and the generous end of the range Oregon State and Virginia Tech publish. At 18 each gets 3.2 square feet, and that only works with the pop door open through the day.
The rest of the welfare numbers are sized to 18, not to 14. 180 inches of roost bar is 10 inches a bird at full capacity — the generous figure, not the 6-inch floor. Five nest boxes at 18 hens is one per 3.6 birds, inside the 1-per-4-to-5 ceiling that UC Davis and the welfare standards bodies agree on.
Outdoor space works the same way. The 128 sq ft run gives 7.1 square feet a bird at 18. The screened bay under the 12-inch floor clearance makes up the rest, and it is genuinely usable shade in summer. Note the catch, though. This design skirts that bay with removable plywood panels from November to April, so it is seasonal space rather than year-round space.
What this design deliberately does not do
The floor joist bays are not insulated, and that is a decision rather than an oversight. A closed insulated cavity under a feed store is a rodent nest you cannot inspect or clean. University of Kentucky names soft insulation as attractive to rodents and insects for nesting. The open space is also summer shade. The doors are not insulated sandwiches. They are 3/4” plywood with closed-cell weatherstrip on all four sides and a sweep at the bottom of each people-door. A built-up sandwich door racks, swells and stops closing, and a coop door that will not shut is a worse problem than a cold one.
It is not a heated building, and it is framed to published AWC and IRC span tables rather than to a stamped structural analysis. If the budget is the blocker, the 8x10 walk-in uses the same shed geometry and 76-inch studs for $3,700-$4,750. It holds 12-14 hens, with no feed room and no envelope.
